Renting a home in Cyprus

Finding a place to rent in Cyprus, what to check in the tenancy agreement, connecting electricity, water and internet, and moving in. Rules change: always check the official page.

2.The tenancy agreement

Ask for a written agreement. It should state the rent and when it is paid, how long the tenancy lasts and how either side can end it, the deposit and when it is returned, which bills you pay, and who pays for which repairs. Have it checked before you sign; some tenancies also fall under the Rent Control Law, and a lawyer can tell you if yours does.

3.Before you move in

Walk through the home with the owner or agent, note anything damaged or missing, take dated photos and both sign the list. It is what protects your deposit when you leave. Insurance for your own belongings is worth having; the owner's insurance usually covers only the building.

4.Electricity, water and internet

Electricity comes from the Electricity Authority of Cyprus (EAC): open an account in your name with your tenancy agreement, or agree with the owner how the bill is paid. Water is supplied by the water board or the municipality of your area. Internet and phone come from several providers; compare their fibre coverage at your address.

5.Moving and settling in

Book movers early in summer and at the end of the month, when they are busiest. A cleaning company before you move in, and an electrician or plumber for the small jobs every new home needs, make the first weeks easier.
